  1. HOLDING FEE:

    Once you have viewed a property and are happy to take up the residency, we would require a holding fee of £350 to reserve and take the property off the market. This amount will be deducted from the total fee payable.

 

  1. REFERENCES:
  • Copy of Passport / if non EU  - valid visa
  • Valid UK Driving Licence
  • Copy of recent bank statements (3 months)
  • Copy of recent payslips (3 months)
  • Landlord reference
  • Recent Utility Bill

 

  1. TENANTS  FEE:

    A fixed tenants fee of £350 is applicable on all tenancy applications. This fee covers administration costs, preparing the tenancy agreement, checking references, and any other costs of setting up the tenancy.

 

  1. PAYMENT OF RENT / DEPOSIT:

    One month's rent and a deposit (one month's rent or 6 weeks rent) must be paid in cleared funds when you sign the tenancy agreement. Thereafter, rent is payable in full by standing order (unless agreed otherwise) to landlord's account on the due date.

 

  1. INSURANCE:

    It is your responsibility to insure your own belongings.

 

  1. MANAGEMENT OF THE PROPERTY:

    At the start of the tenancy we will advise you who is responsible for managing the property.

 

  1. UTILITIES / COUNCIL TAX:

    At the start of the tenancy we will advise you who is responsible for the payment of telephone, television licence fee, wi-fi, gas, water, electricity and council tax accounts at the property during your tenancy.

 

  1. RENEWAL OF TENANCY:

    Please contact us in advance if you wish to extend your tenancy.
